Managing a rental property comes with operating expenses that need to be covered throughout the year. Hiring a property manager can lessen the burden. We are experienced in working with the City of Rochester, towns, Section 8, DHS, and various government and non-profit agencies, which ensures smooth start-ups and transitions.- We have prospective tenants to fill out our rental application. The information on the sheet is verified (work info is verified; prior landlords are contacted and references are called; Section 8 or DSS case info is verified). We also conduct an eviction and criminal background check.
- Once approved, the tenant is notified and arrangements are made for the tenant to take occupancy. The prospective tenant must also pay a security deposit in order for us to stop showing the unit and hold the property for their future occupancy. When a security deposit is paid, we have the tenants sign a Security Deposit Agreement. Move-In date is discussed and the tenant is informed that he/she can move in once the first month’s rent has been paid. Any documents needing to be submitted to a rent-paying agency such as DSS or Section 8 are completed and submitted.
- On the move-in date, the tenant meets with us to sign various paperwork, including a lease, a lead paint disclosure as required by NYS law and a move-in inspection checklist. Lastly, the tenant pays rent and is given the keys.

Rent Collection
- Rent is due on the first of the month. Weichert, Realtors® – Lilac Properties does a timely review of accounts and posts the information to your 24/7/365 owner and tenant portals to keep you informed of your current status.
Eviction
- A tenant who fails to pay by the 5th will receive a 3-day notice from our office. This notice asks them to pay the balance due, including late fees, or leave. If the tenant fails to pay or leave, the notice informs them that we will have no other course than to pursue a remedy in court. Once 3 business days pass from the date of receipt, we file for eviction. The court date is usually about 2 weeks from the date of the filing. If a tenant pays in this time frame, the case is dropped. If the case proceeds to court, we may make a payment agreement if we can find payment terms that will be mutually agreeable, allowing the tenant to stay as long as the agreement is followed or we may receive a warrant of eviction. If we receive a warrant, the tenant will typically have 3 days to move out or be locked out by a marshal.
Government Agencies
- We are well-versed with handling government agencies. We communicate with them to make sure that they are compliant with the Certificate of Occupancy standards and the Lead standards. We also work with DSS and Section 8 to make sure that the homes are up to their standards.
